What a maintenance program covers
Every property gets a written scope of work so there's no guessing about what's included. A standard program covers the routine that keeps the property sharp every visit, with seasonal work scheduled in.
- Mowing, edging and string trimming
- Blowing walks, entrances and lot edges
- Litter and debris pickup in landscaped areas
- Bed weeding and edging
- Shrub and hedge pruning for sightlines
- Spring and fall cleanups
- Mulch and seasonal color
- Irrigation start-up, checks and winterization
- Fertilization and weed control (licensed)
- Snow & ice add-on for winter
Built for property managers
Most maintenance problems aren't about mowing. They're about not hearing back, crews skipping weeks, and invoices nobody can match to the work. We fix that side of it:
- Set schedule. Same day each cycle, with rain days moved to the next dry day and a heads-up when it happens.
- Owner contact. You reach the owner by phone, text or email, not a call center.
- Photo updates. Photos after service so you can see the property from anywhere.
- Clean paperwork. COI and W-9 within one business day, vendor portal onboarding, and itemized invoices you can pay online.

How commercial maintenance is priced
Pricing comes down to the size of the property, the scope of work, and how often we service it. You get an itemized proposal showing exactly what's base program and what's add-on, and we can build a program to a target budget.
| Agreement | Best for |
|---|---|
| Full season (April-November) | Most offices, retail and HOAs |
| Year-round with snow | Sites that need one vendor all year |
| Month-to-month | Trial periods or mid-season switches |
Switching vendors mid-season
We start with a walkthrough (or photos and a site plan if you're remote), handle any catch-up cleanup to bring the property up to standard, then set the schedule. Most switches happen within a week or two of approval.
